We Close!

We will research your property by looking at county data, comparable properties, recent sales, topography and the unique features of your parcel before making you an offer.

We will call you to discuss our offer amount. Once we come to an agreement we'll send out a purchase agreement for you to virtually sign so we can open escrow.

We will open escrow and coordinate a closing date with you once we have a signed agreement. Leave all the work (and fees!) to us. Our attorney or title company will handle distributing funds 🙂

Selling land by yourself is HARD...

Selling land with a realtor takes TIME...

First, you have to research the process.

What will you need? Do you have the time and resources to handle the nuances of selling real estate?
  • You’ll need to get quality photos of your property so you’ll need to hire a photographer and a drone operator.
  • You will need to write a compelling description and create a listing at a an attractive price.
  • Then you’ll waste time navigating tirekickers and fielding questions.
  • You’ll end up having to show your property multiple times.
  • You may still need to pay commission and closing costs.

You have to make your property market ready. 

Do you have the funds and time to improve your property to get top dollar?
  • You may need to spend money on costly improvements like bush hogging, clearing the land, getting a perc test, or adding a driveway.
  • If you work with a realtor, be prepared to pay a commission that eats into your profit. Some agents can have a standard 10% commission!
  • Realtors can’t help with back taxes, liens or probate, but we can.
  • Your property might sit on the market for months, but we can usually close in 15-45 days.

Maybe after all that effort and work, you end up with a low-ball offer months down the line…
